FOOD AND DRINK
The Waterway has established itself as one of Maida Vale’s best local restaurants and sister restaurant, The Summerhouse is a seafood establishment sitting right on the Water. Clifton Road offers an array of casual restaurants. At Raouls Deli, people sit and relax in the sunlight enjoying an original selection of delights. Whilst, Tokyo Pizza, conveniently located at the end of Clifton Road, serves up spectacular pizzas topped with Japanese flavours. At the junction of Lauderdale Parade and Castellain Road, you will find a diverse culinary culture. There is Chelo serving authentic recipes from Iran, La Piccola piled-high with Italian antipasti, and Sushi Murasaki which is regarded by many residents as the freshest place to eat sushi in London. Over recent years, Formosa Street, located within the heart of Little Venice has become a destination for restaurants. Its longest-standing member, Red Pepper, serves up pizza and Italian classics and has become many residents second Kitchen. New arrivals, such as; Paulette, The Teahouse London and Tao Tao Ju are incredibly popular with the locals too. Last but not least, The Elgin decorated with subway tiles and shabby chic decor offers eclectic pub food and is a must-visit dining destination for couples, families and friends looking for an excellent time.
GREEN SPACE
Within Maida Vale London, residents can take advantage of Paddington Recreation Centre with its park, gym and outdoor sports facilities. Although, many residents are fortunate enough to have access to one of the secret communal gardens that many would argue rival those of Notting Hill. A regular waterbus service operates from Little Venice eastwards around Regents Park, calling at London Zoo and Camden Town.

This is a fall of 3.34% in the last three months (since November 2020) and rise of 1.85% since 12 months ago. Nearly all homes in the area are apartment’s, and homeowners may pay over £2,000,000 for some apartments on prime streets in Little Venice, such as Blomfield Road, Clifton Gardens and Warrington Crescent.
West Maida Vale is still in its gentrification process and features homes that fall below the average listing price compared to neighbouring Little Venice and Queens Park. There is still a 20 percent price difference between the two areas, less than the 40 percent in 2013, but the gap is looking to close more as a result of the 6 phase South Kilburn Regeneration Programme.
The area has an extensive rental market featuring homes with an average price of £586 per week.
